Terms & Conditions
All bookings, either confirmed or pending are subject to Bramley Cottage’s terms and conditions. Your use of our services confirms your acceptance of the terms currently in force each time you use Bramley Cottage. A copy of the latest Prices, & Terms and Conditions are listed here on the Website and override any and all information in print and on social media. Customers accept the terms and conditions as set out, which are subject to change without notice.
1. Who We Are

Bramley Cottage Home Dog Boarding is licenced by Cheshire East Council under the Animal Welfare (Licencing of Activities Involving Animals) (England) Regulations 2018. Licence No: CE/HB208/311225

2. Our Terms of Business
Please read the following information carefully as it forms the agreement between ‘you’ the ‘customer’ or ‘owner’ and ‘us’, ‘we’, ‘Bramley Cottage’, the service provider. Whilst we refer to your ‘dog’ in the singular, the plural can be applied in all cases where we enter into a boarding agreement for more than one dog during the boarding period.
3. Deposits & Payments
Our fees for 2024 are £32 per night for 1 dog, and £25 per night for additional dogs from the same household.
Day care is £25 per dog for a full day, £15 per dog for half a day.

Our fees for 2025 will be £38 per dog/per night.
Day care £30 per dog for a full day, £20 per dog for half a day.
A 50% non-refundable deposit is payable when a booking is made. Dates may only be reserved by payment of the deposit. However, if after your dog’s overnight trial stay we feel they are unsuitable for our service we will cancel your booking and return your deposit. The balance of payment is due prior to arrival to drop off your dog. It can be paid via bank transfer or cash. We do not accept cheques or card payments. Daycare is cash only on the day payable when your dog is dropped off.

If in the event of any emergency we are unable to proceed with the board we will endeavour to transfer the board to another home boarder. We reserve the right at our discretion to cancel the booking and refund your deposit without any liability to Bramley Cottage.
4. Boarding Period
The boarding period refers to the agreed period that your dog will reside here at Bramley Cottage. The boarding period commences when your dog is delivered to our premises, and you leave the premises (‘drop-off’). The boarding period concludes when your dog is collected and leaves the premises (‘collection’ or ‘pick-up’).
Drop off & collection times are strictly by arrangement prior to your arrival. We recommend that you drop your dog off in the morning, rather than the afternoon to ensure they are exercised and have the chance to settle in before bedtime.
5. Assessing your dogs suitability for our service
It is a condition of our boarding licence that new dogs must attend a ‘familiarisation session’ or ‘meet and greet’ to assess their suitability for our service, and if the booking is for more than 3 nights, they must also have a trial overnight stay. There is no charge for the familiarisation session, the overnight stay is charged at our normal rate.
We reserve the right to refuse bookings for your dog if after the familiarisation session, trial overnight stay, or any period of boarding we consider it to be un-suitable for our care.
6. Un-neutered Male Dogs
Due to the integrated care we provide with dogs from different households mixing freely, we are unable to accommodate unneutered male dogs.
7. Un-spayed Female Dogs
We do accommodate unspayed bitches, but if you believe your bitch is due in season during her stay you must inform us. In season bitches will only be exercised on our own land. We will make every effort to protect your un-spayed bitch from unwanted male attention, but cannot be held responsible for any accidents that may occur and may result in an unwanted pregnancy.
7. Breeds We Do and Don’t Board
We do board breeds of Show Cocker Spaniel size and smaller. We do board mixed breed dogs provided they are no bigger than a Cocker Spaniel.
We don’t board high energy breeds such as Working Cocker Spaniels, bull breeds such as Staffordshire Bull Terriers, or Standard Cockerpoos (Cockerpoos with a standard poodle parent).
8. Health & Vaccines
Your dog must not be suffering from any illness which may be transmitted to or cause ill health to humans or other animals. To comply with the requirements of our council licence we require evidence that dogs are up to date with vaccinations or have up to date titre test certificates. Vaccinations must be completed at least four weeks (28 days) before the first date of boarding. A copy of your dog's vaccination record/ titre test certificates must be supplied with the booking form. Dogs must be free of fleas, ticks and worms.
9. Feeding.
You supply all your dog’s food for their stay with feeding instructions. If your dog runs out of food, or if you do not supply food, you will be charged for food supplied by Bramley Cottage.
10. Bedding
Bramley Cottage will supply all clean bedding for the period of your dog’s stay. You may bring bedding or a blanket, so your dog has some familiar smells from home. However, we take no responsibility under any circumstances for any loss or damage to any bedding, leads or other property that may be supplied by you. To avoid the risk of loss as much as possible we advise that all property is clearly labelled with your and your dog's name.
11. Vets & Veterinary Care
All treatment costs remain the responsibility of you the customer and it is for that reason that we ask that your dog is insured. Please ensure you read carefully and indicate as appropriate the veterinary consents on our booking form.

12. Insurance
We require that your dog has 3rd party public liability insurance. Please check that your current insurance covers this. If it does not, or your dog is not currently insured then 3rd party public liability insurance is included in the Dog’s Trust Companian Club membership for £25 per year (£12.50 for over 60’s). Visit www.dogstrust.org.uk We also recommend that your dog is insured for accidental injury as a minimum.
Bramley Cottage has pet business insurance with Petplan Sanctuary.
13. General
You confirm that you are the legal owner of your dog.
You confirm that you have completed fully and honestly our booking form. Failure on your part to disclose any matter whether material fact or not, which in our view might render your dog unsuitable for boarding will amount to breach of conditions and termination of your dog’s stay without refund.
Your dog must wear a collar with ID tag, and be Microchipped by Law, and to use our service.
We occasionally share photo updates of guest dogs and resident dogs on social media. You agree that we may publish these photos across social media including Facebook, Twitter, Pinterest, and similar sites. No identification will be given except the dog’s first name.
You agree that if after 2 weeks following your stated return date you have not returned to collect your dog(s) and every attempt has been made to contact you and your emergency contact without success, then your dog(s) will be put up for re-homing.
You agree that dogs are socialised and play at Bramley Cottage at owners own risk, and that Bramley Cottage is not responsible for any injuries sustained, or associated veterinary fees.
